What a tenant screening should cover

A thorough tenancy check reviews identity documents, rental history, references from previous landlords, employment or financial standing, and criminal background records where relevant. Together these help answer the two questions that matter most to a landlord: can this tenant pay, and will they take care of the property.

Previous landlords are worth contacting directly

Rental history is most useful when previous landlords are actually contacted to confirm payment behaviour and any issues during the tenancy, rather than accepting a prospective tenant's own account of their rental record. A written reference letter a tenant provides themselves is a weaker signal than an independent call to the landlord named in it.

Residential and commercial leases both benefit

Tenant verification is not limited to residential lettings. Commercial landlords leasing to businesses face the same exposure — a defaulting or disruptive commercial tenant can be more costly to remove than a residential one — and the same screening principles apply to both.

What to do with a flagged result

A background check should not simply produce a yes/no verdict. A useful report presents identified issues clearly enough that the landlord can weigh them against the rest of the application — a past late-payment history, for instance, may be manageable with a larger deposit rather than an automatic rejection.
